What does guaranteed rent mean?
It means you receive a fixed monthly amount for your property regardless if it is Let or Vacant. And the property is also managed throughout the duration of the contract. The minimum contract is 6 months and it goes up to 5 years.
The main difference with the guaranteed rental option over the regular residential letting is the guarantee rent providing organisation let the property from the landlord and pay them a fixed amount, ultimately becoming the tenant, compared to advertising the property and then trying to find a the right tenants which can take its time.

- have a valid Energy Performance Certificate

How the Guaranteed rent providing organisation makes money?
They rent the property from the landlord at a competitive rent which is just below the market rental for that property, and then let the property. They also take on the risks and responsibilities for the management of the property.
