Description of Service

Over the past several years, our HMO Advisors have been involved with the conversion at least 350 HMO (House of Multiple Occupation) properties throughout the Yorkshire region.

Since offering our HMO Advisory service as well as a HMO Management Service, we have found more and more landlords contacting us showing their interest in converting their property into a HMO (House of Multiple Occupation) especially as they understand the potential of achieving an increased rental yield. When offering the HMO Management Service; our HMO Advisor’s work on behalf of the property owner by ultimately managing the whole process of converting a property into a HMO (House of Multiple Occupation).

The advisor will work closely with the local housing authority and with local tradespersons in order to convert the current property into a HMO which meets the local housing authority’s HMO standard/ regulations.

The sizes of the properties our advisor work with have varied ranging from 3 bed spaces to 15 bed spaces. And on each property the amount of work has varied too depending on the requirements from the local authority.

For the inexperienced landlords who wish to convert a property into a HMO, many of them face increasing pressure due their lack of knowledge or understanding in the field which causes them to make mistakes and spend more money than required.

In general a HMO (House in Multiple Occupation) is a property which can be used by 2 or more households as their main residence.

Additionally, under the national mandatory scheme of licensing, a HMO must be licensed if a property has 3 or more storeys and 5 or more people living at there. But a property can become licensable if it falls into a mandatory licensing area or if there is selective licensing in a particular area.
